The project comprises 4 Serviced Apartment Towers of 178m to 205m high with total floor area of 140,340m2. Building Information Modeling (BIM) was used for generating M&E combined services drawings (CSD) in 3D model. This helped to provide a better coordination platform with other building professionals in both design and construction stages. Shenyang is situated in a region of extreme cold weather with the lowest extreme temperature of -29.4oC. Due design considerations and suitable anti-freezing measures were provided.
Hotel Development at 94-96 Bonham Strand, Sheung Wan, Hong Kong
The hotel is a new building consisting of shop area, clubhouse and guest rooms. The hotel is with 25 storeys and total GFA is approximately 2,180 m2. The hotel is planned to be an unmanned and self served hotel. Talent carries out M&E design and project administration.

Wuxi Centre 66, Phase 2 comprises of services apartment, clubhouse, landscape and carpark with total floor area of around 168,000m2. Talent carries out M&E design and project administration. Heritage Conservation cum Hotel Dev. at No. 179 Prince Edward Road West, H.K.
The hotel is converted from a 4-storey heritage building with facade and part of the slabs preserved. Alterations and extensions are carried out including the erection of 14-storey tower. The boutique hotel is with 50 guest rooms in the tower and retail / F&B outlets on podium floors with total floor area of 2,600m2.
Grand Hyatt Hefei Hotel, in MIXC Hefei, Anhui, China
Talent were engaged in M&E fitting out design for the new hotel Grand Hyatt Hefei situated inside the proposed MIXC Hefei. The hotel is located in Basements, Level 1 to Level 6 of podium, the upper levels and roof of the 280m high Tower. It consists of the International Village, lobbies, lobby lounges, hotel guestrooms, meeting residences, private dining rooms, restaurants, spas and pools, etc. Total hotel interior area is approximately 40,000m2 and the total area is around 80,000m2.
Shangri-la Hotel in Qufu, Shangdong, China
The 5-star hotel is with 400 guest rooms and of 71,300m2. Full service including conceptual design up to working drawings design together with project administration is commissioned.
Fit-out for Le Meridien Resort Hotel at Shimei Bay, Hainan, China
The 5-star luxury resort hotel is with 300 guest rooms including several 3 to 4-storey hotel room blocks, villa, various centres and spa. The hotel is fitted with over 100 common and private swimming pools. Design was carried out for M&E services in conjunction with the interior and lighting designs for all the guest rooms and public areas. Total floor area is about 36,000m2.
Serviced Apartment in Hankow Road, Tsimshatsui, Hong Kong
The apartment consists of 51 units with floor area of 3,500m2 and is converted from a residential building. Major changes including re-partitioning and complete replacement of M&E services are planned. The whole design, tender and construction process takes only 8 months.
Le Rivage Hotel at Connaught Road West, Hong Kong
Le Rivage is a boutique hotel of 50 rooms with total floor area of 4,500m2. The hotel was designed by the famous French designer Andree Putman to achieve home feel studio suite with pantry and bath. The hotel is operated by the Putman Management Ltd. The target guests are corporate business customers, business travelers and overseas expatriates for short to mid-term stay.
Boutique Hotel at 194-196 Queen’s Road Central, H.K.
The boutique hotel is with interior designed by renowned French designer and targets at high end expatriates. There are 28 guest rooms with total floor area of 1,900m2.
Butterfly on Wellington - Hotel at 122-126 Wellington Street, Central, H.K.
The hotel comprises of 80 guest rooms with shops and restaurant in podium. The building is of 24-storey with total floor area of 3,700m2.
Butterfly on Prat - Hotel in Prat Avenue, TST, H.K.
The renovation is to convert an office building to a hotel with floor area of 6,500m2 and 123 guest rooms. Limited space is the major challenge of the project.
Butterfly on Morrison - Hotel at Morrison Hill Road, Wanchai, H.K.
After completing the Butterfly at Prat Avenue for the same client, we completed another hotel Butterfly on the Morrison. It was converted from an office building with floor area of 4,200m2 and 93 guests rooms after conversion. The interior was boldly designed with unique and vivid color. This rendered it a trendy European style boutique hotel.
Frazer Suite – Serviced Apartment at 76-84 Johnston Road, Wanchai, H.K.
Frazer Suites is a hotel of 88 rooms with total floor area of 5,800m2. It was converted from a composite building with all the M&E services replaced. The guest rooms were designed to achieve home feel studio suite with kitchen and bath. The hotel is operated by renowned Singaporean hotel chain Frazer. The target guests are corporate business customers, business travelers and overseas expatriates with mid to long-term stay.
Kapok Hotel at Wuxi, Jiangsu, China
The 200-room hotel was renovated and upgraded from an old hotel with floor area after renovation of 12,000m2. Design was carried out for the M&E systems for the hotel including HVAC, electrical & auxiliary services, steam system, plumbing & drainage systems, fire services installations etc. with partial existing structure and newly built structure.
Chevalier Hotel at Dong Guang, Guangdong, China
The hotel was bought by new client with a bare shell. Total number of guest rooms is 90 with total floor area of 9,500m2. The scope of consultancy comprises the design of all the M & E systems.
Indochine Hotel at Ho Chi Minh City, Vietnam
The hotel is with 200 guest rooms and the total floor area is around 11,000m2. The scope of consultancy service for the hotel development is the design of the whole M & E systems.

The hotel is with 360 rooms and the total floor area is around 23,000m2. The scope of consultancy service for the hotel development is the design of the whole M & E systems.
South Sea Private Club, Sanya, Hainan Island, China
South Sea Private Club is a 5-star hotel with 3 hotel room towers on a 3-storey common podium which is an extension of the Jin Lin Resort at Sanya. The consultancy service was carried out in collaboration with the Local Design Institute ENFI of Beijing. The services include the extended preliminary design for all services, preparation of working drawings for air conditioning, auxiliary services, boiler system, swimming pool filtration plant and building automation system.
Resources Hotel Haikou, Hainan Island, China
The hotel was halfly-built and left idle for two years before it was taken over by new client. Total floor area is around 13,500m2 with one basement and 16 above ground storeys. The scope of commission includes the assessment of the conditions of the old equipment installed, design to convert the old plants to suit new design and complete the whole M & E systems to enable the systems being operative.
Oriental Hotel Sanya, Hainan Island, China
The hotel is rated as 4-star. It was constructed with a bare shell which was left idle for 5 years and taken over by new client. New plant house and service quarter were built to support the hotel. Total floor area is around 32,000m2 and the total number of guest rooms is 400. The scope of commission comprises full M & E design and project administration including the design of a large scale laundry plant and steam boiler plant serving also outsiders.
Dalat Palace Hotel, Dalat, Vietnam
The hotel was a prestige hotel built in 1911 in Dalat and required complete renovation. All the plants and services were scrapped and the bare shell was restored close to its original style. The consultancy includes high tension and low voltage power distribution system with 100% power generator back up, auxiliary electrical systems, steam boiler system, fresh water treatment, hot and cold water distribution system, drainage and sewage treatment, fuel handling system, fire services systems, air conditioning and mechanical ventilation systems, etc.

The hotel is located in the city centre of Beijing with 95 guest rooms. The hotel is with 2 basement levels and 10 above ground storeys. The building services consultancy was carried out jointly by the Company and the Beijing Architectural Design Institute. Total floor area is around 9,500m2.
